Pet Requirements

Can I have a Pet?

Pets of all kinds are a wonderful addition to the household. They offer love, companionship and a feeling of security. They’re also a tremendous responsibility. Animals need a great deal of care and attention, which requires a significant commitment on your part. If you still decide you want to share your life with a furry or feathered “friend,” here are some things to remember BEFORE you bring your companion home:

  • All pets (this includes fish & birds) must be registered with the Property Manager, PRIOR to moving the pet in to the apartment.
  • Dogs cannot weigh more than 15lbs. when full grown.
  • All dogs and cats must be spayed or neutered.
  • Cats must be de-clawed.
  • Birds must be kept caged. Birds of prey are not allowed. (No Falcons, Hawks or Eagles!)
  • Monkeys, snakes, Iguanas, rats, or other “exotic” pets, are also not allowed.

REGISTRATION

ALL PETS must be registered with the Property Manager PRIOR to moving in. Only one dog or cat or two birds, are allowed per apartment. Pet registration only takes a few minutes. All that is required is verification of spay/neuter, (and proof of de-clawing for cats), rabies certificate and shot records, ID/license tags, a photo (no smaller than 3”x5”), the name of a responsibility party to care for the pet in the owner’s absence.

A $100.00 damage fee is required for dogs or cats at the time of lease signing. Residents shall be liable for the entire amount of all damages caused by their pet including cleaning, de-fleaing and deodorizing of the unit. A monthly fee of $15.00 will be assessed to pet owners in the family communities. The monthly fee does not apply to residents of elderly or disabled communities.

GENERAL RULES

  • Many breeds of dogs are NOT permitted!  Please check with your manager FIRST!
  • All dogs must be kept on a leash (less than 3 feet) when outside the owner's unit.
  • Cats may be in a crate or on a leash when outside the unit.
  • Birds must be in a cage inside or outside the owner’s apartment.
  • No pets shall be tied up anywhere on Commission property and left unattended.
  • No outside cages, fences or houses are permitted.
  • Litter boxes must be provided for cats.
  • Dog owners are responsible for immediate removal of the feces.
  • All pet waste, including litter box waste, must be placed in a plastic bag and tied securely to reduce odor and placed in a designated garbage can.
