If your application or any updates were completed prior to July 2008, you should receive a postcard in the mail within the next few days (if we have your current mailing address). Please tear off the bottom portion and drop it back into a mailbox. This response will ensure that your name remains on our Waiting Lists. Please return your card prior to January 2, 2009. Lease ViolationsWhat is a Lease Violation?Simply put, a Lease Violation is any act or failure to act that constitutes a breach or infraction of one or more provisions of your Dwelling Lease. Types of Lease Violations:
Most of our residents abide by the provisions of their Dwelling Lease. However, sometimes a resident fails to pay rent, destroys property or commits a criminal act. When this occurs, HCAAC will take the necessary steps to ensure the community is kept in a safe and healthy condition. Criminal and Drug Related ActivityHCAAC has a “zero tolerance” with respect to residents’ involvement in drug related or other criminal activity. The Commission will terminate the lease of residents who engage in illegal drug use or drug related criminal activity. Residents will be issued a 30-day notice of lease termination in writing stating the reason for termination and the specific day to vacate. Serious or Repeated ViolationsHCAAC considers all lease violations serious and will consider lease termination on a case-by-case basis. Some examples are:
Reporting CrimeReporting criminal activity is the responsibility of all residents because all residents are affected by what occurs in their community. Calls for service to the police continues to drop. This reduction in calls illustrates residents’ low tolerance for criminal activity in their communities. Residents of the housing Commission are to be commended for their efforts. The Community Safety Office is available for the residents or the Housing Commission.
